From Waiting to Positioning: A Shift in Hospitality Investment
Over the past several months, one question has come up repeatedly in conversations with hotel owners, developers, and investors:
"Are things starting to move again?"
From where we sit, the answer is yes.
While headlines continue to focus on inflation, interest rates, and economic uncertainty, activity within the hospitality and resort sector tells a more nuanced story. Across the Caribbean and South Florida, we are seeing a noticeable increase in inquiries, project discussions, site visits, and renovation planning.
Perhaps most importantly, owners are beginning to shift their focus from waiting to positioning.
For much of the past two years, many hospitality projects were paused as developers and operators sought clarity on construction costs, financing, and travel demand. Today, conversations are becoming more proactive. Rather than asking whether they should invest, owners are asking where investment will have the greatest impact.
This trend aligns with broader travel forecasts. Americans continue to prioritize travel, and U.S. travel spending is projected to reach record levels in 2026, driven primarily by domestic leisure travel. Even amid economic uncertainty, consumers continue to place a high value on experiences.
The most successful properties recognize that guests have become more selective. Travelers are looking for authentic experiences, thoughtful design, and destinations that feel distinct. As a result, we are seeing increased interest in projects that strengthen a property's identity rather than simply refreshing finishes.

Interestingly, the strongest activity is not necessarily coming from large institutional projects. Many of the opportunities we are seeing involve independent resorts, boutique hotels, and family-owned hospitality properties looking to elevate their offerings and compete more effectively in today's market.
Caution Is Still Present, But So Is Momentum
There is still caution in the market. Financing remains selective, and owners are paying close attention to return on investment. However, there is a growing recognition that waiting indefinitely carries its own risk. Properties that continue to invest thoughtfully in the guest experience are often better positioned to capture market share when demand accelerates.
The hospitality industry has always rewarded those who prepare ahead of the curve.
Looking Ahead
While no one can predict exactly what the next twelve months will bring, the conversations we are having today feel different from those we were having a year ago. There is renewed energy, renewed optimism, and a growing willingness to move projects forward.
For designers, developers, and hotel owners alike, that may be one of the most encouraging indicators of all.
